CONDO DETAILS AND PRICING

GTO's Condo Rental Program offers members the opportunity to take affordable vacations at condominium resorts around the world with a one-bedroom unit starting at $69 per night for 1-4 people (see rates below). Our rates include sales taxes in virtually all areas, which can average 10-15% extra per night at a comparable hotel property. You are welcome to stay fewer than 7 nights, but will be charged for 7 nights. GTO can offer these prices because we rent condo units that condo owners are not using at a given time. The difference between off-peak, peak and prime rates are reflected in the seasonal fluctuations of tourist occupancy as well as special events and holidays (see availability section below).

This program offers only seven-night condominium vacations. Condominium units typically include fully-stocked kitchens. Washers and dryers are often available. Most resorts provide on-site recreational facilities, swimming pools, fitness centers, game rooms and organized activities. Skiing and golf are available at some resorts. 

Most of our condos are at timeshare resorts, but you are NOT required to attend a timeshare presentation. If the resort is not sold out you will probably be offered an opportunity to attend a presentation in exchange for a premium or gift. However, you are under no obligation to attend.

We cannot disclose the developers or management companies providing these units as part of our non-disclosure agreement, but members staying at various properties will recognize these companies. These companies are in the business of developing and managing timeshare resorts worlwide.That is why many of these resort locations with our low weekly rates are not available to the public through the internet or normal travel agents.

Also, you will not be dealing with any individual owners who: 1.) usually require a security deposit upfront; 2.) ask for a cleaning fee (or you clean the unit prior to check-out) and then you are at the mercy of the owner to return all of your security deposit; 3.) are not on site to correct or solve any problems you may encounter during your stay and 4.) you have no third-party leverage if your complaints are unresolved.

 
Cost, limits and availability:

·   What is included: Reservations are for a minimum of 7 nights only. You may stay less nights but will pay for 7 nights. Our condominium rentals include lodging sales taxes which typically add an additional 10-15% to hotel/motel nightly room rates.

·   What is NOT included: Travel expenses, vacation/trip insurance, local taxes, meals, security deposits, telephone calls and fees charged by the resort for optional amenities or services (Jet Ski rental, lift tickets, camel rides. etc). You are responsible for arranging your own transportation. These are not vacation packages.

·   Usage Limits: There are no limits on the number of times you may access the program for personal use. Units reserved through GTO may not be brokered, bartered, sold or rented to a third party

·   Rental Limits: You can reserve as many units as you desire, based on availability. Some resorts may impose their own limits on multiple unit and consecutive week occupancy.

·   Size of traveling party: You may travel alone, with family, friends, co-workers, acquaintances, strangers or any combination thereof, up to the maximum occupancy of the unit you reserved. Maximum occupancy limits are typically 2, 4, or 6 persons. EVERYONE in your group counts as an occupant; adults and children of any age, including toddlers and infants. Maximum occupancy ratings are determined in accordance with local regulations, zoning restrictions and fire codes, not just the number of beds and sleeping configuration. At many resorts, there are financial penalties for exceeding maximum occupancy and your stay may be terminated. Maximum occupancy ratings will be reviewed by the reservation center prior to confirming a vacation.

·   Deposits: Most resorts require a refundable security deposit at check-in, even from owners at the resort. The preferred method for making security deposits is with a credit card, just like checking into a hotel. When you call the reservation center, a vacation guide can tell you the amount of the deposit required by the particular resort you are reserving. 

·   All-Inclusive Resorts: While there is frequently inventory available in Cancun, Cozumel and the Caribbean, many of these resorts are "all-inclusive" properties. "All-inclusive" means that the resort provides all meals, beverages (alcohol included), entertainment and some day-trips for sightseeing, but they charge an extra fee per person or per unit (based on double occupancy). All-inclusive programs are usually a matter of logistics. Many all-inclusive resorts are in relatively isolated areas and may have limited access to potable water, grocery/food stores and restaurants. We have no control over "all-inclusive" fees. If the fee is more than you want to pay, simply request a different property.  

·   Availability is constantly changing!!! Resort owners and exchange members have priority for the resorts’ unit inventory. Only inventory in excess of owner and exchange requirements is made available to us. Unused or excess inventory is more prevalent during off-season periods and shortly before check-in dates. This is when you can expect to find the most opportunities in our value price catagory. However, many peak season units are also available depending on each resort location. During off-season periods, some resort and area amenities may not be available. Units are limited during most U.S. holiday weeks, "spring break" weeks, ski season, etc. Our prime rate is the best chance of reserving an available unit for these heavily requested travel weeks.
Condominium rentals are in one-week increments with established dates for check-in and check-out. That does not mean that you have to stay the entire seven days. If the available week runs from Friday to Friday, you can check-in on Saturday (Sunday or Monday), but you still have to check-out the following Friday or before. Your reservation confirmation will run from the established check-in/check-out period for the resort (i.e. Friday to Friday). If you will be arriving after normal check-in hours or on a later day, you must call the resort and let them know your actual arrival date. Regardless of whether or not you check-in late, or check-out early, you still pay the full weekly reservation fee. Virtually all resorts schedule check-in on Friday or Saturday.

Pictures of the resort and details of the on-site amenities and nearby attractions are provided on the resort details page, along with special instructions, conditions or restrictions that you should be aware of before confirming a reservation. A selected resort will be matched as closely as possible to the parameters you selected. If we do not find what you are looking for, it was not available at the time we did the search. BE FLEXIBLE!

The greater your time window and the more flexible the location, the greater your chances of finding available rentals. We will do our best to place your reservation request.

A booking and administrative fee of $30 will be added to each reservation. All stays less than 7 nights will be charged the 7-night rates which include applicable sales taxes.
